Exploring the challenges that open-ended UK property funds currently face and what the future might look like.

This presentation explores the challenges that open-ended UK property funds have faced over the last few years. The gilts crisis in 2022 had a profound impact on UK pension schemes with rising gilt yields meaning that their funding levels improved and greater liquidity was required. Many property managers have a significant portion of defined benefit schemes as their investors and as a result have seen a stream of redemptions since then. Liquidity in the market has dried up and prices have fallen significantly from their 2022 peak so managers have been unable to meet the redemptions within the timeframes they expected. What does the future look like for these funds and how can these funds attract new investors to replace the defined benefit money over the longer term?
